If you have an active leak

Contain it inside where it is safe to do so. Buckets and poly sheeting under the drip, and move stock, equipment and electronics clear.

Photograph the damage before anything is moved or covered. If this becomes an insurance claim, images of the original condition are the evidence, and they cannot be recreated afterwards.

Do not send anyone onto a wet low-slope roof. Membranes are slippery when wet and a roof with saturated insulation can have soft spots in the deck.

When you call, tell us the building type, the roof system if you know it, and where the water is showing inside. That determines what we bring.

Repair or replace: how we decide

Most commercial roof leaks are repairs. That is worth saying plainly, because the opposite is assumed so often.

Leaks concentrate at penetrations, flashings, seams and drains rather than in the field of the membrane. A leak over a tenant space usually means one failed detail, not a failed roof. And because water entering at one point on a low-slope roof travels laterally between layers before it appears inside, the stain on the ceiling rarely sits under the breach.

Replacement becomes the honest answer only where insulation is saturated across large areas, the membrane or seams have failed widely, or the deck has deteriorated. We will show you photographs either way. See commercial roof replacement.

What we repair

Seams and laps. The most common single-ply failure. Repaired by welding or taping to the manufacturer detail for that membrane, not with a generic patch.

Punctures and tears. Dropped tools, storm debris, and traffic damage around equipment.

Flashings and penetrations. Pipe boots, vents, pitch pans and reglets, where sealant has aged and hardened.

HVAC curbs. The single most frequent source of leaks on a commercial roof, because the equipment is serviced regularly and the flashing is disturbed each time.

Parapets, coping and edge metal. Open joints at the perimeter, where wind-driven rain gets behind the covering.

Drains, scuppers and ponding. Blocked outlets and standing water, which magnify the consequence of any small breach.

Systems we work on

Repair method is dictated by the membrane, and using the wrong one is how a patch fails within a season.

TPO and PVC. Thermoplastics, repaired by hot-air welding so the patch fuses to the sheet. See TPO roofing.

EPDM. A thermoset, so it cannot be heat welded. Repairs use the manufacturer’s seam tape and primer system.

Modified bitumen and built-up. Torch, hot asphalt or cold adhesive, matched to how the roof was originally installed.

Metal. Fastener and seam repairs, and where panels are sound but the finish is spent, coating is often better value than replacement.

Working around an operating building

A commercial repair happens while the building is in use, and that shapes the job as much as the roof does.

We agree access, parking and any site induction before arriving. Work can be scheduled outside trading hours where a repair is disruptive or where hot work is involved. On multi-tenant buildings we coordinate with the tenants affected rather than leaving the landlord to relay it.

Debris is contained and removed the same day. Where hot work is used, the area is monitored afterwards per standard fire watch practice.

Repairs and your existing warranty

If your roof is still under a manufacturer warranty, this matters. Repairs carried out outside the manufacturer’s specified detail, or by an installer not approved for that system, can void the remaining cover on the whole roof.

Do you repair TPO, EPDM and modified bitumen roofs?

Yes, and the method is matched to the membrane. TPO and PVC are hot-air welded, EPDM uses the manufacturer’s tape and primer system because it cannot be welded, and bituminous systems are repaired as originally installed.

Will the repair void my existing roof warranty?

Not if it is done correctly. Repairs outside the manufacturer’s specified detail, or by an installer not approved for that system, can void remaining cover. Tell us the roof is under warranty and we will work to the correct detail and document it.

Can the work be done without disrupting the business in the building?
